Our Clyde Property branch in the historic, university city of Stirling is continuing to flourish as we navigate our way through January. Reportedly the most affordable UK city to live in, Stirling property currently has an overall average price of £162,616. Sales and lettings in our local branch have seen fantastic growth in the final two quarters of 2016. We experienced a 28% increase in sales of properties below £400,000 – a reported 9% rise across all price bands, and we achieved an average sale price of £203,000 – significantly higher than the regional average and 1% above Home Value reports.

The property sales market outside the city has also performed incredibly well, particularly in the ‘hotspots’ of Dollar, Dunblane and Bridge of Allan, with four of our properties in Dunblane achieving sale prices in excess of £500,000. The first local sale above £1.3 m was reported at the beginning of 2016, and Kippen and the western villages witnessed some great results in the third quarter, with three sales above Home Report values. Our most most notable sale of the year was a stunning 6 bedroom villa on Clarendon Place, which received an offer in excess of £800,000.

Based on current trends and the latest statistics there is an opportunity of capital growth in Stirlingshire over the next five years. Due to record record low interest rates, mortgages are increasingly affordable for first-time buyers and current home owners looking for more favourable rates for a new or existing property.

Stirlingshire Rental Market

Our lettings team continues to receive multiple applicants for each and every one of our rental properties and an increase in buy-to-let investment purchases in the first two quarters of last year. Throughout 2016, rental values showed strong signs of improvement, with a significant rise in demand for two bedroom flats and family homes in and around Stirling city centre. Properties in Bridge of Allan are consistently popular and have experienced a 10% increase in rental price since 2015. With an average let-time of just 7 days, Stirlingshire continues to be a reliable and lucrative area for landlords and property investors.
